The project consisted of the development of a new commercial and retail building located in the heart of the Aksarben district in Omaha. The structure was designed with the intent of hosting multiple companies within the shared space including:
- Right at Home headquarters occupying the upper floors of the building.
- Methodist Urgent Care Facility on the ground level.
- Chase Bank branch on the ground level.
The varied interests of the multiple organizations using the proposed space provided a unique opportunity to work towards a design that satisfied all parties. Ehrhart Griffin & Associates (EGA) conducted meetings throughout the design process to ensure that the concerns of all stake-holders were taken into consideration.
EGA provided construction documents and construction management throughout the course of the project to develop the structure within a busy area in central Omaha with consistent foot traffic around the area for the duration of construction. Communication with the City of Omaha was a key component of the project to integrate the structure within a developed part of the Aksarben district. Parking trays and public planters were constructed around the proposed site with minimal impact on the adjacent streets, which receive heavy vehicle traffic throughout the year. Research on the existing development agreements in the area was conducted to utilize an existing regional drainage structure. The grading design was particularly challenging considering the proximity of existing infrastructure that required protection and preservation during construction. Elevated patio areas and planters were constructed around the building that complied with all ADA regulators to ensure accessibility for the entire building.
